Corporate Office Fit-Out

Description

As McKinsey’s staff members are primarily business consultants who travel between clients, the office space is very rarely fully occupied. That said, the firm did want its new office space to be comfortable and inviting when the consultants were present. They took great pains to make a truly unique work environment with two stone fireplaces and an outdoor patio atop the garage.

Kohler Ronan entered the project following the completion of core and shell performed by another firm. Our scope was to provide full MEP/FP services for a subsequent fit-out on the fourth floor of six-story building. Kohler Ronan’s team created designs that extended the HVAC ductwork, the plumbing, and the electrical branch circuits—connecting to new wiring devices. During the course of our work, we discovered that what had been labeled as an emergency power source was in fact mislabeled. At that point, our team was challenged to find additional space in an already tight facility so that emergency lighting could be delivered.

Lighting was a key feature of this project. We collaborated with Atelier Ten to create a base lighting level for the entire floor and also a secondary, higher level of lighting activated via occupancy sensors. This alleviated employee concern about working in what could potentially be a fairly dark office. Finally, it should be noted that this project was completed with Revit ® MEP. The technology was key in determining critical space requirements.
